CNBC AI News – In a move signaling its continued expansion in the high-tech realm, drone giant DJI has secured a prime piece of real estate in Shenzhen’s coveted super-headquarters zone. According to yesterday’s announcement from the Shenzhen Public Resources Trading Center, DJI won the bidding for parcel T207-0066 at a price of ¥2.287 billion.

The commercial land parcel, situated at the intersection of Shenwan 2nd Road and Baishi Branch 1st Street in the Shahe neighborhood, spans 15,657.68 square meters with a permitted construction area of 188,000 square meters. The land use right is granted for a period of 30 years.

This acquisition marks a pivotal step for DJI, as it plans to construct its global headquarters, specifically designed to foster an ecosystem for its intelligent aviation systems.

The project’s strategic importance was underscored by a December release from the Shenzhen municipal government outlining the selection criteria for the intelligent aviation headquarters project.

Details of the project, based on public documents show that DJI’s global headquarters will be responsible for comprehensive functions, including management, research and development, financial settlements, and product displays..

Notably, the building’s entire area is subject to strict restrictions for the duration of the 30-year land use period. The office spaces are earmarked exclusively for DJI and its affiliated entities.

As a leading innovator and one of China’s top 500 private enterprises, DJI has evolved from its core drone systems business to a diverse portfolio of cutting-edge products, establishing itself as a global leader in several sectors.

The acquisition of the Shenzhen Bay super-headquarters site is expected to amplify DJI’s influence in the global intelligent aviation industry, and contribute to the city’s economic growth in the form of increased annual output and tax revenue.

Projections anticipate a robust annual output/revenue of ¥40 billion, translating to a per-square-meter productivity of not less than ¥2.555 million. The project is also forecast to generate annual tax revenues of ¥470 million, with a per-square-meter tax contribution of at least ¥29,800.

This move echoes DJI’s earlier investment, in which DJI invested ¥710 million to acquire land in Shenzhen’s Nanshan district in the past. This resulted in the construction of the iconic “Sky City” after a 6-year build.

The building is also the first asymmetrical, suspended steel structure skyscraper exceeding 200 meters in height in the world.

The agreement stipulates that construction of the new facility must commence within 2.5 years and be finalized within 6 years after the land transfer agreement is signed.
